How to prepare your home to sell

Many sellers are not sure what to do to prepare their home for sale. We will take you through the process and guide you on how to get your home ready for pictures and for future showings so that your home is seen in the best possible light for buyers. What to expect as a Seller after an offer is accepted:

Notice of offer accepted

Once an offer is accepted you will receive notification, usually within 3 days of acceptance, that the initial deposit has been received in accordance with the terms of the contract.

inspection

The buyer will want to schedule an inspection, depending on the contract terms, usually this will take place within 7 to 10 days.

appraisal

Depending on the loan terms, an appraisal will be scheduled shortly after the inspection has been completed.

Closing statement

As the closing date nears, you will receive a closing statement detailing the expenses, prorations, and your final funds that are due to you.

walkthrough of home

Buyer will do a walkthrough of the home either the day before or the day of closing. You will have vacated the home at this point and left it in broom swept condition.

Closing day

You will be notified of the date and time. You will be required to bring a valid ID with you to the closing table and the account in which you want to receive the funds due to you. We will guide you through the entire process.
